Founded by Harrogate-born Libby Watt, Barclay Watt Estates is a specialist, bespoke agency covering Harrogate and London run by experienced professionals. We combine a customer-centric approach with outstanding knowledge of the Harrogate and Central London markets. Our bespoke services include sales, acquisitions, and lettings, which we approach on a very individual basis, we do not believe in the ‘one size fits all’ approach.

We frequently cross refer properties, and have successfully relocated a number of Londoners who, post pandemic are looking to move to a cosmopolitan area, whilst still be able to commute easily to London when they need to be in the office.
After working for several large property companies, Libby realised that clients wanted and deserved a more bespoke approach and so in 2010 launched her own boutique agency in Mayfair, Napier Watt, which is still going strong. Her exemplary reputation and knowledge of the London property market meant that the company became an immediate success, and where she worked with a wide and varied client base, from overseas students, through to high and ultra-high net worth clients from the UK and Offshore; from transacting on small one bed flats, through to acquiring off market apartment blocks in Knightsbridge and, on one occasion, an entire mews in Belgravia.
Having relocated back to Harrogate to start Barclay Watt, Libby now brings her huge expertise in the property field to Harrogate where she is looking forward to providing a Rolls Royce service to her clients.
After experiencing first-hand the Harrogate property market when looking for a new home, Libby spotted a huge gap in the market for an estate agency that puts clients very much at the forefront of everything they do, with emphasis on a ‘one person contact’ from initial enquiry, though to the completion of a transaction. Most high street agents have a Sales Manager who, once you’ve signed up with them, you never speak with that person again. Instead, you are left to deal with junior members of the team who will often be juggling a huge register of other properties, meaning properties can often drop out of the ‘Top Ten’, or a viewing assistant will carry out the viewings and will be given a list of properties to show that day, with little to no knowledge of them. Barclay Watt Estates will never list more than 10 properties at a time, which means Libby will know your property almost as well as you do, and on viewings will be able to offer ideas to potential buyers they perhaps haven’t thought of (Libby will always have a spare floorplan with her to scribble ideas on for potential buyers). She will then progress your sale right through to completion and will work alongside solicitors to ensure a stress free and seamless transaction. Libby is proud to say that given the number of properties sold already in Harrogate, both on and off market, she is yet to have a sale or acquisition fall through – this is due to experience, tenacity, and a real drive to get the best results for her clients.
